When should you test?

You cannot identify asbestos by sight. These are the situations we see every week.

🔨

Before a renovation

Popcorn ceilings, flooring, joint compound and pipe insulation in pre-1990 homes should be tested before anyone cuts or sands them.

💧

Material is damaged

Crumbling pipe wrap, water-stained ceiling texture, cracked floor tile or debris after a leak deserve prompt evaluation.

🏠

Real-estate deadline

Buyers, sellers and lenders often need a written lab result inside a tight inspection window — rush options available.

⚠️

Accidental disturbance

If a contractor or DIY project already broke into suspect material, stop work. See emergency response →

🔍

You simply want to know

An inherited bungalow or rental with no records? Test before the next project begins.

No work planned?

Intact, undisturbed material is generally low risk. If nothing is damaged, you may not need testing — we'll tell you on the phone.

How our sampling process works

From phone call to written result — here's the timeline.

Phone call

We determine if you need a targeted test, a full survey, or no testing at all.

Site visit

30–90 min. Trained inspector collects samples with controlled methods that minimize fiber release.

Lab analysis

Accredited PLM analysis identifies asbestos type and percentage. Standard: 2–5 days.

Written result

Lab certificate plus plain-English explanation. Hand it to your contractor, realtor or adjuster.

Testing costs — published, no surprises

ServicePrice
Site visit with 1–3 samplesFrom $299
Each additional sample$40–$85
Rush / same-day analysisAdd $75–$200 per sample
Targeted single-room inspection$350–$650
Whole-home inspectionFrom $549

Why multiple samples? Floor tile, black mastic, joint compound and ceiling texture are each analyzed separately. Testing every layer now is far cheaper than discovering one mid-demolition. Full details on our pricing page.

DIY test kits vs. professional sampling

🧪 DIY mail-in kit

  • You disturb the material without controls
  • One grab sample — easy to miss layers
  • Result rarely usable for contractors or buyers
  • A number in an email, no guidance

👷 Professional sampling

  • Trained inspector with wet methods
  • Each distinct material sampled representatively
  • Documented results others can rely on
  • Plain-English interpretation + next-step advice

EPA recommends sampling by a trained professional — not because the lab fee differs, but because an untrained person can create the very exposure they're trying to avoid.

What your results mean

Positive result

The sampled material contains asbestos. Does not mean your whole house is contaminated or that removal is automatic. Options include removal, encapsulation, or leaving intact material alone.

Negative result

Applies to the material sampled — not other materials or hidden layers. We define the sampling plan around your planned work so "negative" genuinely clears your project.

Either way, you get a straight recommendation. If the smartest move is to do nothing, we'll say so.

Testing questions Boise homeowners ask

Can you tell if it's asbestos from a photo?

No. A photo helps plan the visit, but only laboratory analysis gives a dependable answer. Many asbestos and non-asbestos products look identical.

How long does asbestos testing take?

Site visit: 30–90 min. Standard lab: 2–5 business days. Rush and same-day analysis available for real-estate deadlines.

Why multiple samples from the same room?

Ceiling texture, joint compound, floor tile and mastic are all separate materials. Each needs its own sample for a reliable result.

If positive, do I have to remove it?

Not always. Intact material can often be managed in place or encapsulated. Removal usually makes sense when material is damaged or your renovation will disturb it.

Can the same company test and remove asbestos?

Yes — you always receive raw lab certificates, documented sampling locations, and you're free to take results to any abatement contractor. Independent clearance available.
